4223 is a comprehensive renovation and adaptive reuse project, transforming a mid-block urban site in Buenos Aires's Núñez neighborhood. This five-story mixed-use building, topped with a green terrace, breathes new life into a former 1960s cassette factory and office space, which had undergone sporadic modifications over the past three decades.

The primary design driver was to create a durable and adaptable structure, capable of accommodating diverse future uses. Our approach centered on a complete reconfiguration and spatial refinement of the existing building.

At ground level, the introduction of a double-height space establishes a dynamic, street-facing culinary venue, alongside a separate pedestrian entrance for the upper-level offices. These offices, spanning five floors, offer flexible, open-plan layouts that can be subdivided to meet the specific requirements of future occupants.

Morphologically, the design presents a compelling interplay of volumes. Two distinct, solid-looking masses rise from a permeable ground floor. A vertically proportioned volume, clad in translucent material, spans the first to fourth floors, revealing the building's structural history and the newly integrated reinforcement elements. The second volume, set back from the street, crowns the building with an almost uniform mass, encompassing the fifth floor and terrace. This volume is enveloped in a lightweight, translucent tensile fabric mesh, providing thermal and solar control while contributing to rainwater absorption and energy efficiency on the northwest-facing facade.

Interior Design

The interior design is characterized by a neutral and minimalist aesthetic, reflecting the project's emphasis on durability and adaptability. The ground-floor commercial space seamlessly integrates with the office levels through a vertical void, creating a triple-height atrium that enhances natural light and ventilation from the internal courtyard and building core.

Given the project's typology, maximizing views was paramount. Service areas are strategically located at the building's core, allowing for flexible, open-plan unit layouts. The central service core, clad in vertical panels, offers two user-configurable options: translucent or open.
