LOSANJ HAUS is a contemporary urban mixed-use building designed for an exceptional through-lot in Buenos Aires. This project features five full-floor units, each offering the flexibility of subdivision and private terraces.

Morphologically, the building presents a distinct composition: a portico frames two volumes defined by their functions. The ground floor houses a commercial space with a basement, while the four upper levels accommodate offices, residences, or full-floor studios. The building's form culminates in a recessed top level, a design response to the city's zoning regulations.

Interiors

A defining characteristic of LOSANJ HAUS is its abundant natural light and ventilation, achieved through the unique through-lot configuration.

Given the plot’s dual orientation, maximizing views was a priority. Both facades are clad in a high-performance glass curtain wall, incorporating double-glazed units (DVH) and solar control glass, tailored to each orientation’s specific requirements.

The units are designed as adaptable open plans, allowing for subdivision into half-floor layouts. The strategically offset core, containing the building's vertical circulation, is seamlessly integrated into each unit, creating the perception of private access.

Totally stripped, timeless, free and flexible spaces. LOSANJ HAUS is allowed to live in the form of houses, studios, offices, or whatever everyone wants.
